Since you “placed the property in service” (e.g. made it ready and available to tenants) in 2023 you’ll report the rental property and any rental expenses paid OR income received on your 2023 tax return. if you didn’t receive cash in bank account until 2024 for booking in 2023 you’ll report this rental income on your 2024 tax return.

@James Burciaga you can go the traditional bank route, paystub, taxes, W2 or you could go the DSCR with less documentation but slightly higher rate.
