I am not an accountant, so you may want to have your accountant establish a chart of accounts for your accounting software that also meets your expense tracking requirements for your tax return.  

CPAs have their own continuing education requirements and a tax guy would not be taking accounting or auditing classes, they take classes in tax. 

I work full time in the software industry and enjoy my work, however I'd like to build some long-term wealth through investing in real estate.Looking forward to absorbing some of the immense amount of knowledge here.

Your use of the word "flip" coupled with the actions of a quick subdivide and sale indicate that your intent is that of a dealer so your 1031 might be at risk if audited.
