First you need to decide what the risk is you are afraid of. 

I am afraid if I don't purchase now it will be gone and there will be no other houses better than what I am looking for.

If you see something, run your numbers and don't be afraid to pull the trigger. 

Looking for recommendations for savvy, attorneys who are knowledgeable and not afraid of working with creative agreements, ie options, owner financing, etc in the northern Columbus, GA or South of LaGrange, GA.

Don't be afraid to price shop and to check out the quality of the different companies.For your first mailing I'd do it in house and track your response rates and then compare it to outsourcing - which entails having a full service shop process the list for you and do the print/pack/ship.One thing I picked up, you're whittling down your list.
