Also have you read through the condo associations rules and checked to make sure there is not a large assessment coming or that the condo association is having financial trouble?

I knew that was a possibility, I just wasn't sure that I wanted to deal with any zoning complexities and large rehab projects right off the bat.

@John Thedford  love your idea and I think it would be a great benefit to the community at large..the amount of scammers out there is off the charts.. due diligence pump and dump folks.. folks charging to get their super secret list of private investors.. etc etc.

(emphasis added).There are plenty of Wholesalers out there (both ethical and unethical) that also have their License, but INVESTING (retaining ownership for its returns) is a different topic altogether!

Call we buy houses signs, network with investors at REIAs, call buyer ads on craigslist...ask everyone what type of properties they like to buy.

Direct mail is so outdated, targeted FB Campaigns & Google Ad Words will yield so much greater response 

I currently buy and sell cars for extra money (buy below blue book, do value added repairs, sell at blue book value) and would like to start applying some of these concepts to real estate.
