For the others (gas, electricity, etc), if the tenant doesn't pay, that bill follows them to their next place (ie you are not responsible).For the two tenants that had evictions on their records, you already have them as tenants and they are paying their rent-I'd leave it and offer them a renewal.

I bet you'll check tax records for double lots, look at foundations and plumbing, and inquire about water being turned on for inspections much sooner on your future deals.

I would say if your current mortgage is 70% or less of your current appraised value - a second mortgage makes sense and it’s worth the time and effort to find an alt doc lender for a primary residence.

I have another rental coming up as vacant so I'd rather not have too many vacancies at a time, last year I had 12 months worth of vacancy between a few rentals because everyone started going out to buy houses at high interest rates....

check with your CPA depending on your basis to go from a property you can 1031 to ordinary income tax it might not be worth the extra time and risk involved.
