If the property ends up selling for less because of this now lien issue that was not suppose to happen, do I have a vlaid claim  to the missed profits + Holding cost?

If it’s not penciling out doing it with professionals, this sounds like a deal you may not want to do.

Is there anyone in GA who has tried double closing this way and if so, is there a title company or closing attorney you can recommend ?

I am sure everyone has an opinion about this topic, but I am surprised it is not more "front and center" on BP.
