Hey everyone,I recently bought a property in Riverside, California with an unpermiited ADU and a unpermitted garage conversion.

I am considering converting a detached garage to an ADU.

It's easy to do with a modern computer and printer.I was a deputy district attorney in the Los Angeles District Attorney's Office from 1999 until 2009, where I prosecuted real estate fraud, including title fraud like this.

The worst part about it is my tenants in the commercial spaces don't get the advantages of the residential residents, such as use of the parking garage (there is very limited street parking in SOMA), the fob remote system to enter the apartment building (which always seem to break), etc. 

I had a PM company charge me $1,000 to chase a squirrel out of a garage.

I know I've looked at Craigslist to see if anyone that's doing garage sales is looking to move out but the only ones I found I've already sold their home.

But here's what you can do:  we paid $183k cash for a 1200 sf house with a 1000 sf garage, did about $17k worth of upgrades (the house was a mess), got a loan back for $195k, rented the house for $1600, and the garage for $600.

Started as a 2bd/2ba and turned it into a modern 3bd/2ba with open living space.

Additionally during this time I had 2 HVAC unit repairs, an electrical repair, 2 water issues in basements, a property that was flagged by Code Enforcement as uninhabitable due to a tenant's trash, a broken garage door, roach infestation, clogged plumbing, a broken sliding glass door, and numerous other items!
