It was Appraised for $315k and I thought about taking $300k cash for it...but that's not really right considering the 6 months of blood (literally), sweat, exhaustion, and tears we put into it without anyone helping us!

Landmark has a program that literally is designed for this and even though it meets all the qualifications, I tried to get it refinance through them but I didn't have one of the units rented so they declined and said to come back when it was rented because that was the issue, I did that and got it rented, would have great cash flow with the rates they provided initially, a 5 year convertible or a 15 year and even then it still has the cashflow.

I literally JUST realized I have about 2.5 acres of undeveloped land on my PR that I could develop with trailers/tiny houses.

Literally, it's has been me working with the builder 99% for the last 6 months.  

You can literally get 5 x $200K properties with the money you were potentially putting on this one property.I always 'preach' to look in detail at all the variables of a deal, similar to what is shown in the BP webinars.

Proof of funds is literally proof of you having that amount of cash on hand.

@Alexander Phan agree with the fasterpermits referral.lots of things hang you up in PDX and Mult co.I literally built 30 new homes in Canby OR  quicker than I got remodel permits on 2 homes in PDX.I have left  PDX and their totally difunctional city services never to return.
