I've been surfing the forums and listen to the podcast and webinars here on BP for the last 6 months and have learned a TON... wish I would have found this place before we spent $20k on a guru, but you live and you learn I guess!

Last night at the BP meetup @Dawn Brenengen said she would tag along for the ride, and @Alexander Felice said he can swing by once we get there to add some local knowledge/input.

(I have spend a lot of money over the last month or so fixing on remediation of the mold) 2. there is a bylaw of the area is not to have trailers parked on any property and he has repeatedly brought his trailer and been fined several times (7 times) None of the fines have been paid and he has skipped 2 court dates and seems to have plenty of excuses. 3.

Congrats Brandon, I have been focusing on investing in the Scottsdale area over the last year and I really love the area.  

I saw the last cycle downturn.

I bought 8 properties in the last 2 years with very little of my own cash.  

It's a slow process, I've been working on a 2.2 million deal for 5 months and the last 4 weeks and counting have been contract writing and attornies or owners somehow thinking one word will unlock pandoras box and let us take their building for free.

This won't be the first eviction you will do, and it certainly won't be the last. 

Thankseveryonee for your feedback,This person sold his primary resident last year and renting right now but the property in new york free and clear..though he lives in south carolina... should I consider new york home to be his primary resident cause I dont want to get into residential lending..thanks
