I am considering using my next bonus to begin real estate investing.

So over 2 years ago I bought my first investment property.

It's always best to do your own experiments and in your case you have a two-year successful case study.Not sure if you self-manage, but either way, did you get into real estate investing to get a second job with more to-do tasks, or did you get into this for cashflow?

Are you looking to hold on for long term appreciation while getting some cash flow or are you looking into other potential investment ideas?

For me its realatviley close to my primary location which I would like to be in decent driving distance for out of state investments.

After the 12 months payments above you qualify for the exception so you're back to regular/normal LTV's which depends on your occupancy  - second home/primary/investment - it all varies.
