Seems like a good deal so why aren't you (the wholesale co.) doing it and making the 70k profit instead of wholesaling it to me for 10k over what they paid for it?

Maple ridge seems to be also a market that is going in the right direction and you can still buy properties with large lots, few of my co-workers have sold their condo and bought a house in maple ridge.Shar

Call utility Co and ask, although they try to get out of it by claiming confidentiality, I just ell them I'm looking at the unit to rent/but and need to know "rough numbers", they will often will say what a "budget plan # is", as in a locked in monthly electric bill of $180 for a smaller all electric home I own, but not what the current occupants' exact bill is. 

Then get a lease template from a lease providing website which applies the appropriate Colorado laws?  

Seems like that may be an advantage for you and I'd imagine you have a solid commercial network at your fingertips.I often attend the meetups that  @Brie Schmidt co-hosts and it's a great place to connect with other investors.

I do believe you will have to show some steady stream of income for FHA, unless your parents would also be willing to co-sign for you, but I do not know enough about FHA loans to even know if that is a possibility or not. 

I will update my success as I go along.I would like LOVE to connect with other wholesalers in the area to possible co-wholesale and expand my network.I am also looking to build my cash buyers list.
