In a nutshell mother, two brother and I have decided to create our own REI company.

The rehab took 12 months because I "house hacked" with my brother.

It's not so much there are unsafe areas (Trulia has crime-mapping which will give you an idea) but there are areas considered undesirable and Gannon students want to walk to class since it's downtown and is in a more populated area (unlike Behrend, my undergraduate alma-mater where I had fraternity brothers who rented all over the east side of Erie and commuted). 

My brother also has two girls and we're trying for another baby this year, so I'm hoping for some backup!

You two can also join forces to put the property through probate, but that would involve notifying the brothers and splitting the proceeds (and costs) with them.

I know exactly where you live up in Platteville my two "brothers" played football there about 5 & 7 years ago.
