& yes , been there with the bad tenants sucking the life out of you & my then husband made me be the bad guy cause he sure wasn't going to do it & our daughter was young at the time as well !

I agree with @Michael S. for the most part; however, if you feel that your prospective tenant will cause problems with other tenants, I don't think you would have an issue denying them.  

You never have to verbally discuss the security deposit disposition with a tenant and doing so usually causes problems.Many landlords choose not to put a termination fee in the lease because then tenants may think it's okay to terminate the lease.  

I wish i was a more seasoned investor cause there are just lots of land waiting to be grabbed up.

Of course there is a risk in tenant not renewing its lease but good leases cause tenant to give you plenty of notice if they are not renewing which will allow you to find the next tenant usually prior to lease expiration.4.

I assume you want to borrow and make it affordable for you, with decent terms and don't want to cause problems for the family lender either.Seems everyonr thinks money in the family can just be a very casual thing, it can be, most often it's not wise to do so, unless it's small insignificant money to the family.Things happen in life, people die, they can become incapacitated, disabled, heck, I know a guy who got in a car for a ride and ended up in jail!

A good property manager will make you successful, and a bad one can unfortunately cause a lot of economic damage, so choosing wisely is imperative!
