Well and septic in MHPs

If I'm in the market for a MHP should I stay away from well and Septic? I've been hearing and reading that city sewage is the better route (may be subjective, but may have some value to it). I know in more rural areas city sewer is not available. I know that well and septic can be costly to maintain/fix/replace. Your thoughts?

I will agree with @Gulliver R. that city water/sewer will always be your best option.  The regulatory environment is different from one area to another so the degree with which city water/sewer is superior is different depending on where the property is.  

The biggest concern I see with most operators who get into projects involving private systems is that most smaller operators go into these projects dangerously under capitalized.  Private utility problems can be fairly expensive so you will need to have access to significant liquid reserves in order to properly invest in parks with private systems.  It's primarily for this reason why I tell people to stay away from them.  If they don't have access to the capital needed to fix the system when it breaks down, then it's a bad investment.  No matter how great the numbers might look on the front end.
