The banker I talked to today said that I and the tenant have to be at the bank when making the account due to the tenant's social security number having to be linked to it?

I would find out which banks in your area are even lending in that space and start talking to bankers.

I haven't done this yet, myself, but my impression from the banker I am working with is that the LOC matters in your debt to income, but if you are using the refi to pay it off, they will understand that.

Mr Money Mustache and his wife were high payed executives/bankers types earning in excess of $200k a year, and they did the right things at the right time, and no doubt had luck on their side.

@Avery Carl refi did cross my mind, but thin equity and a dwindling cash reserve doesn't light up the banker's eyes that I've spoken with. 

In my experience if you start small and manage it properly they banker will allow you to grow this over time once the trust is established.
