i have spoken with multiple Hard Money lenders recommended by BP and all of them suggest i do a JV with a local investor in my area, i dont know any investor in my area. i only have about 10k and i really want to be able to get the fundings needed to do my first flip.I live in South Florida I wrote a post entitled "How to Do a Fix n Flip With No Cash Out" here on BP.

I made a pretty nice living buying and selling rural acreages in Northern CA... and one thing I see on the blog sites is yes it can be darn tough to find parcels.. and especially in N ca with all the pot growers it can be dangerous to boot.But in Flordia you have unlimited raw land or lots to go after.. just need to figure out if your going to pay cash then finance. them...

So I guess the high rents in Boston for the 50 years before air b n b, was the market pricing in the expectation that air b n b would some day emerge and put pressure on available units for rent?

There are a ton of lenders out there with these “fix n flip” loan products but I’m apprehensive about engaging them since their terms seem pretty aggressive and we’re really looking to hold on to the property to cash in on the long term use of the space.I would love to hear any suggestions on how to run the financing on this bad boy…Initial purchase price - $160k (we’ve got HELOC funds for this but could go a different direction if it makes sense).Rehab on house - $150k (realistically more like. $100-$120k but playing it safe).ARV (on house alone) - $400k
