Of course, the standard "real estate is local" caveats all apply but I don't think there is much argument that the rapid (and unsustainable) appreciation from earlier in the year is gone, replaced by a slow grind higher (?).

A car dealer gives more weight to past car loans than rents, a mortgage lender weighs past mortgage payments, the landlord will look to past rental history, while that is obvious, just because someone has some credit blips doesn't mean they are a high risk for the type of credit being extended.
