I am a new member located in Long Island, NY 

All of my long term rentals are managed by a company; I have one property in my hometown and 3 properties OOS. 

I’ve heard that newer versions of QuickBooks Desktop now operate on a yearly subscription basis, but I prefer a one-time purchase if possible.Could you please share where and how we are able to buy it?

Jake & I were both hard working, family men who were focused on multifamily and the long game.

I’d look at it another way figure out where you want to live and than figure out if house hacking is a way to afford that area and if you have a long term plan to afford that place with at most one roommate, you will find it hard to break even much less make money house hacking anywhere in the region so may as well buy in a place you want to be long term, if your not ready to commit at least medium term, rent.

Be ready to hunker down, more crap coming.Sorry for the blunt message, but I tell it like i see it and as a  69yr old, ol'fart no sense in trying to tell something to someone that just might hurt them more in the long run.  

A lot of these blogs I am reading are from out of state with very low cost of living so I think If someone from this area could answer this, it would be very helpful for me.So my husband and I are currently living in one unit for the past 4 years that is part of a triplex/multifamily property in Belmont Heights in Long Beach, Ca.

Owing to the trend towards smaller,  more efficient appliances and LED lighting  electrical loads I think are somewhat less than they may have been per SF like in the 70's through 2000's when everybody had incandescent lighting and big tube TVs and refrigerators, dishwashers,  etc. that used 2 or 3x as much power as modern ones.I've had a couple turn-of-century units rewired to remove K&T and failed 'BX" (flexible steel sheathed  2 wire cable)  and agree with other posters the pricing isn't that bad as long as you can find an electrician that has some experience with that kind of work,   and sometimes it might be helpful to open up some cable routes ahead of time for them to use so they don't have to do the exploratory work.   

We are a 2 hour drive away from Lake Harmony. 1) Is it worth hiring a property manager?
