The HOA fees vary based on the building's amenities and how large the unit is (1-bed vs 2-bed). 

Now the level of risk and crime will of course vary by neighborhood so you've got to balance out the level of risk you want to take on in exchange for the amount of money you are willing to pay for a property.

As far as mail, it seems reliability must vary by region.

I know everybody's risk tolerance varies, but it seems a little stressful having 2 mortgage payments and a HELOC payment every month.

Points will vary by lender. 4 seems a bit much but, then again, it's a lower loan amount.
