Unless you have a unique or expensive property it's honestly as simple as taking professional pictures of a 100% complete and well cleaned house, writing a good description, and listing it on the MLS at an appropriate price. 90%, I am sure there is research to back that number up too, of buyers come from the MLS.

Does anyone have experience in the Southwest region of Oklahoma? 

I know the MLS, etc but curious if anyone has found anything else that's helped them out.I want to start researching and diving deeper in real estate data (regional and local real estate market data, inventory, new construction, areas with a lot of activity), and economic and demographic related data (job data, where people are moving to, where jobs are growing, where companies are moving to and growing in).Any advice/tips and success you've had would be greatly appreciated!

I have a relatively unique situation and wanted the BP pipe hitters to help me out.I own, outright, a condo in ABQ, NM, which cash flows at $675/month, rented to reliable tenants with next to zero issues for 3 years now.  

It slows way down between March - August, with June-July being the slowest of them all.I'm interested in seeing if it's just a local, region, or nation thing, related to summer, vacations, weather, Government, or other economic changes in areas. 

I would add that land is highly regional.. some of the things you mention should be self evident in a physical inspection.. and depending on where the land is it may or may not have any true underlying value.IE.. take a bare lot in an area were homes sell for far less than it cost to rebuild them.. in those areas lots are basically worth zero.. 

Probably some even tailored specifically to your states unique laws.
