I would suggest biding your time, concentrate on your education, get your degree, starting bankrolling some cash, and be ready to rock & roll a few years down the track.

I'm not suggesting that you do, but, I am suggesting that you come up with the right reasons not to.Having said that, it looks like you are getting a good grasp on the various pros and cons of different strategies.

While they can make helpful suggestions, brokers typically don't go into revising the actual language itself since that gets them into a dicey territory. 

Aside from listsource.com can suggest any other sites they’d recommend for purchasing DM lists?

You are the second to suggest PA so I think I will begin looking into it.

that's rare, but it suggests a lot of things about your building...like the condition, assessed valuation, upside potential, etc...I've personally never seen a 6-unit in a good area with taxes that low...Overall, I think your returns look really low, so I would say this is a relative investment...if it's in great condition in a great area, maybe it makes sense...hard to tell much more without the full property information...
