One easy way to start evaluating a market is looking on Furnished Finder, VRBO/Airbnb (30+ day stays), and Zillow to find other listings in your market and see how many, what they are charging, and generally what they look like.

Like that idea, balloon payments stress me out before I even get in a contract for one!

I was wondering if anyone had any ideas on what this room should be. 

It was hard to say goodbye to my babies I started this journey back in 2006 (18 years ago) The truly sobering thing about this event is that I was able to achieve these same financial results in ONE year with my first larger commercial deal; and replace my wife's income with that deal.  

If we don't tell them we're the owner, they might start getting suspicious when they see us making these changes.The last thing we would want is for them to feel like we're being dishonest landlords, but we also want to maintain some boundaries and make it a little easier to enforce rules if need be.Thanks for your help!

How Technology Changed My Real Estate Business in the Last 25 Years25 years ago I decided to “formalize” by hard money / private money investments and start an investment fund and syndicate these note opportunities.

In fact, nothing was ever done.To make matters worse, I have another Fund That Flip deal that has gone south with little hope to recoup that investment as well.The loan was made in June 2018 and they stopped paying a year before Covid started and this is their latest comments:The developer remains non-responsive to Fund That Flip’s communication attempts to discuss foreclosure alternatives.Foreclosure counsel is waiting on the court to schedule a hearing date for the judge to rule on our motion for default judgment.Fund That Flip continues to work towards re-establishing contact with the developer and their known colleagues to discuss a successful exit.
