You can look for active wholesalers in the area you are looking to invest, you can be active in social media sites like FB marketplace, craigslist, etc., you can look at forclosures, there is a marketplace on this website with off market listings, the list goes on and on. 

I’ve been actively looking for multi-family homes near my area, and have found some great places.

Fix and flip is a lot of work and only brings in money while you are actively doing it.

Your subject is not moving and you have time... something that is inexistent in other part of the photographer activities.

If you don’t want to be as active in your property’s management (i.e. you’re not cut out for “by owner” management), then hire a good property manager to handle the nitty-gritty details like prepping the home for the next tenant.
