Talk to several local investors who see what's going on in the city everyday (for balanced opinions since they're not trying to sell you anything), contractors and property management companies get their feedback on renovation costs, repairs, rental rates for properties you're looking at, etc. 

Look at it another way if you were gonna sell your car for $20,000, would you let somebody pay you a few hundred dollars a month for several years and then give you the rest after the fact?

There's several other avenues I can take this, and those other avenues are areas where I feel I need the most hands on help/contribution. 

These decisions should look at whole picture of what will you doIt does not always need to be a “higher return” investment but also allocate to lower risk Hope this helps

When it's done, we'll either decide it's our own forever home, or we'll sell it and move on.The main risk I see is that we don't really know what we're getting into when it comes to building an off-grid home.

So I went through a spell maybe 18 months ago, where several of my top producing 5 star cabins just stop booking, and never could figure out why other than perhaps an algorithm change.  

I invested in my first syndication deal this year for storage, and am now investing in SFR RE notes on another platform this week, diversified in different states, properties and strategies to where I should get a decent return, with minimal risk...and completely passive.

But many, including myself, have found it to be valuable and I got my money's worth several times over. 

A late fee is basically an increase in rent:) Regarding renewing the lease, would carefully go over the payment history to determine the risk.

Just too much risk if you ask me to have a pool.
