Talk to several local investors who see what's going on in the city everyday (for balanced opinions since they're not trying to sell you anything), contractors and property management companies get their feedback on renovation costs, repairs, rental rates for properties you're looking at, etc.

Look at it another way if you were gonna sell your car for $20,000, would you let somebody pay you a few hundred dollars a month for several years and then give you the rest after the fact?
