I'm concerned about landlord safety liability.  

The pool did not have a pool fence around it (and apparently it wasn't required to because it was installed before the Swimming Pool Safety Act was enacted in 1996), but it did have a fence around the entire property. 

Noise and the military is buying up parts of the neighborhoods around the base that are with in a new safety zone of the run way.  

I've been interested in Macon bc of the lower price point, but am not sure of the safety factor.

I would suggest doing market analysis like looking at property value trends, economic growth in the area, neighborhood safety, local regulations, etc.
