Key stock indexes are down about -8%, Bonds (TLT) are up 5% and the panic continues.Our inbox is filling with questions from investors asking:Is my investment safe, is this 2008 all-over-again?

I have been marketing to these potential sellers but I am struggling do identify safe exit strategies within this dominant vacation-rental area simply because I lack the experience as an investor within the area.

I understand both sides.Interestingly, our courthouse has closed for 30 days (for now - I'm betting it will be longer).

Anyone who doesn't have the common sense required to keep their tenants safe from death ought not be in this business.Go pour yourself that bourbon and think that last statement over.Maybe you should get evicted from this business before you kill someone.

This was acceptable to me in the past because I was betting on appreciation to make up for lower cash flow. 

I think your best bet is to customize as much as you can with the info you have. 

If you have a willing partner that is a viable option and may be your best bet to start until you can build enough capital to branch off.
