For conventional, there will be an LLPA for an investment property that worsens the pricing compared to a primary residence, all else being equal.

What has worked well for me is looking at properties that have been sitting on the market.

A promissory note in which a fractionalized interest is sold is a security but the sale of which may be exempt from registration by the exemption for intra state offerings if all investors reside in a single state.  

Does Mom own a primary residence, is she working in the location where this house exists?

Generally the fees are going to be very rough on DSCR Loans of that size (as a percentage of loan amount) but probably no choice right now - the market for DSCR Loans under $100k is very small and less than $75k even smaller. 

The reason I ask is, I'm going to install updated fans in my primary residence which one day, will be a rental property.
