On the other hand, if the property itself is overrun with bad tenants and has a bad reputation, it may be costly and difficult to change that.

Depending on the amount of cash you are willing to put into fix the damage before the insurance kicks in it may be worth it to switch to a replacement policy with a higher deductible. 

These policies are often very damaging to small town /small scale housing providers in the rest of the state.

In your opinion, for marketing: do you think a wholesaling website that portrays a message of urgency and “sell fast” and looks like every other wholesaling website, but has nothing to build a trust factor will work better than a website focused on client relations & reputation (having multiple social media accounts to grow trust factor) but doesn’t have the typical cliche content you normally see on a “we buy houses” website.I am trying to be different, and build a brand that people feel comfortable working with, but after seeing some other websites am wondering if it doesn’t have the same likelihood of people “taking action” to submit their information.I plan to start a direct mail marketing campaign soon and will reassess after, but I was curious to know if the website even matters.Any feedback is appreciated, thanks!

Do we believe that they will come back and deal with the issue they have put the mortgage industry in, yes we do, but how long will it take and how much damage will be done in the mean time?

I have purchased a property with a house on it that won't be able to be rehab'd because of the extensive termite damage and wood rot. 

Left a mess and damaged a lot of things, vandalized and everything.
