How to protect my newly remodeled unit from unwanted pets?

I’m new to rental property investing and took the time to nearly remodel a unit. I’m also living in the other unit with my young child which is afraid of animals . Nearing completion I’ve started to market the unit but have had more than half of the applicants claim to have ESA’s. The insurance that I carry prohibits any animals without increasing premiums and decreasing length of life on new renovations. Previous tenants to the purchase of the property had animals which caused expensive damage. I’m aware that we are not allowed to discriminate or increase rent because of this. How can I protect my own investment?
