If they move out on the 10th of the month, they've lost the security deposit and have paid for the full month and as soon as i can get someone in there, i either collect double rent or at least am covered for the rest of the month they moved out plus a whole other month.I don't think i would charge them through the remainder of the lease if they moved out a few months early but may have to evolve my thinking there. 

Also, @Paul Sandhu & @Lucas Carl, are you guys one-man-shops or do you have a full team?

This entails sufficiently sanding/scuffing ALL the surfaces being painted... a very tedious, time-consuming process on raised-panel doors.Or, you could remove the doors and drawers, take them to a furniture refinisher or cabinet shop, and have them prepped or stripped (a lot of these shops have strip tanks which makes the process easy).

Such as when you walk into a chain restaurant or shop a retailer anywhere in the US you will receive similar service.Facebook Marketplace can work because you cut out the middleman agents—the matchmakers.

Currently house hacking with a mobile home/aprtment in the shop.

So if you come across a bank that has one...then keep shopping! 

The policy itself is thru a broker and the insurance company is westfield if that helps any.Whats odd about it though is that when you add a house to the policy you have to pay for the remainder of the policy year (mine starts dec 1) - even though I pay by the month.

Family, friends, acquaintances, church, hobby groups, social media folks, mail man/woman, dry cleaners, dentist, doctor, people you see frequently at the local soda shop or supermarket, people you see on the train/bus, etc.

I opened this thinking $8k for paint was crazy, but that sounds like a huge job.My rule of thumb is to get at least 3 quotes for everything (at least the first time) and let everyone know I'm shopping them around.
