I have had mentors (not in RE) but in some other areas of my career and all the Ah Ha moments I got thru' mentors was worth the weight in gold! 

Now, I'm selling off all the 5 year old properties, and combining the cash from the sales with the CF, I'm rapidly increasing the CF and the value of my RE.Like I said above, I'm not interested in owning 100 properties, but the value of those potential 100 can be applied to larger ones instead.

Since EVs are improving rapidly  (most 2018+ models will have around 200 miles range;  double a couple years ago)  that depresses the prices on perfectly good lease returns quite a bit.
