Back when I practiced law my job was to evaluate insurance policies and to figure out ways to weasel out of having to pay the claim.

It's good practice to have different operating accounts for all your properties, but if you reach critical mass in terms of rentals, you can gain significant benefit from temporarily pooling all rents into a central sweep account.

It is nice to have all the documents and some guidelines, but your best bet is practice.

Any answers as to the legality of this practice would be great.

So, can't turn my self in.....I didn't want it to go this way but, I asked nice, asked again, sent the letter, practically beg again and still no response.So, guess I will call my lawyer.

Is the answer just to work fast or are there tips of the trade and best practices? 

I have started reading Brandon's book and it is filled full of a tremendous amount of usable practical information.

A lot of CPAs have nation-wide practices without too much trouble though.

@Lucas Carl It should be standard practice to provide blinds to your tenants.

Trying to figure out the best way to phrase this question...Is buying and renting a property that is structurally sound but otherwise dated with regards to kitchen, bathroom etc common practice?
