It really is coming down to a last resort.

Keep in mind too, a lot of the players in our market do not have to factor in cost of money and are getting their supplies at wholesale prices. 

I do recommend auctions as resort of buying deals for a small profit margin, there's no home run deals as I saw many properties being over bid.

(i.e they are comps of last resort). 

Most players I know won't even entertain the idea with a newbie, cuz frankly they just don't want to be bothered.
