Good luck arguing with HOA - in most cases, you'll get powerful enemy.If you don't pay HOAfees, they'll foreclosure on you - now the process takes few months.More of that, you have to comply with their ByLaws, Ruls&Reg which don't you rent property, or have pets or paint exterior or whatever.

And usually if a tenant has been there for more than 2 years or has a pet then all the trim needs to be painted and tons of touch up paint etc etc $$$. 

Additionally, in order to pay my own mortgage, pay for living expenses (food, utilities, etc.), I have saved up 6 months of expenses in an emergency fund to handle that type of a situation.

One of my pet peeves is sponsors hiding fees and splits in convoluted structures and in footnotes to exhibits—I’ve seen some pretty crazy and underhanded stuff.
