I'm currently involved in my first syndicated deal, and my advice is to just talk to people about what you are doing and what you are looking for.

They will collect all the funds for the transaction, do the title search, and close escrow and disperse funds to all relevant parties.

@Patrick M. the scary part is even if you don't accept pets, you are required to accept emotional support animals.

Everyone will waste a lot of time, effort and money trying to force something that at least 50% of the parties don't want. 

He obviously doesn't want to be involved in the minutia, but that is the part I do want to be involved in.
