What I do for my off-market deals is scrape the tax record for all LLC's that bought like-property purchases and then trace their name/number and establish relationships with them and bring them deals.

It takes work and systems no doubt, but if you can put the time in you’ll be way better off. 

Secondly, if you want to have some good spread, look at off market vacants or distressed. 

If I stopped posting today, I would continue to earn income for the foreseeable future (possibly forever) but it would slowly taper off and get lower and lower every month as my videos get older and less relevant.

I have been investing out of state since 2019 and have had some success on and off with PM's. 

Hi Laura, I have done a few deals with family and friends, and the Most important piece to this deal is ensuring that whichever direction you move in is clearly explained to all parties, written down on paper (preferrably with an attorney) and signed off on by all parties. 

Or am I better off potentially giving more to the seller and trying to have them pay for it?

See if you can get your bank to give you a credit line against your paid off real estate.
