I had also prepared to offer the occupant cash after moving out rather than have to go through the eviction process to create a sort of win-win, rather than a loose-loose (where the angry occupant is forced out and destroys the house along the way).  

Which in my mind works out perfect that's 45 people with exactly the houses I want and they're absentee owners so there is a good chance to find a few motivated sellers.  

In Vegas the Forclosure sales are at the title co parking lot.. and they hand out all sorts of info on the days auctions thereby helping many who could never compete.

Sort of like painting a car.

They haven't told me to go pound sand or anything but they're not motivated to sell.

Your level of motivation is off the charts man.

Just think of who would be motivated to sell a house then figure a way to get in front of them.. either by a phone call (my favorite) or by direct mail.

I am personally not comfortable thinking about taking on a lot of debt without having some sort of cash laid aside for carrying the mortgage (unless tenants are already in place that will carry that debt service).
