I had also prepared to offer the occupant cash after moving out rather than have to go through the eviction process to create a sort of win-win, rather than a loose-loose (where the angry occupant is forced out and destroys the house along the way).

Which in my mind works out perfect that's 45 people with exactly the houses I want and they're absentee owners so there is a good chance to find a few motivated sellers.

I am personally not comfortable thinking about taking on a lot of debt without having some sort of cash laid aside for carrying the mortgage (unless tenants are already in place that will carry that debt service).
