The idea is to buy a property such that purchase + rehab + holding costs are less than 70-80% of ARV so when you do refi after the required seasoning, you meet the lender's equity requirement without having your own money m remain in the deal.

Yes there are programs that allow you to cash out refi with only 30 days seasoning and if you are a business owner there are also business financing tools you can utilize to buy these low priced houses and pay them off within six months or so.
