Hey BP Community, as the title of the post says, I am looking to make connections with local Estate Attorneys in the area and help them offload their client's estate properties on the market.

So I knew the market and the potential of the area.

For LTRs, the 1% rule is a good starting point, but also consider the property's location, market trends, and economic factors for potential appreciation.

Owners needed to leave due to health reasons, after getting offers way lower than market - I ran numbers and decided to jump on it and give them what they needed.
