I agree with the others that the room on the left is not a bedroom and the place shouldn't be marketed as that. 

So I knew the market and the potential of the area.

Your listed markets are the ones I know the most about.

For LTRs, the 1% rule is a good starting point, but also consider the property's location, market trends, and economic factors for potential appreciation.

However, that brings us back to Russ' point, an experienced agent should know the market and exactly what you should be llisting it for.

As we start to do a deep dive of the market, we would like to connect with fellow investors to get the lay of the land, insights on where to start poking around, areas to avoid, what strategies are working for them, etc.

When the funds have been properly sent, deposited, and received in the account, this document shall become effective.
