It's just like buying a house, as far as someone may ask for 2 or 3 weeks to do their inspections and get their loan approved, and then once that time period is over, then their deposit goes hard (nonrefundable) and they move towards a close.

If you have over-improved the unit for the market, it is highly unlikely that you will reap a higher rent price...the market just doesn't support it.

I assume this is in LA...have you asked about the DP required to get a high balance conforming loan? 

I gain occupancy at the end of the month, and looking to begin on some of these projects then.I am a newborn when it comes to the real estate world, but I am trying to retain all the knowledge possible to become successful in this space - building a team, what type of real estate to enter, loan buying options and experience, location location location, you name it.

I would recommend looking for homes that are for sale with FHA, VA or USDA loans as they are assumable and will save you thousands per year in interest costs!
