I would venture to say that 95% of properties listed today on the market will not cash-flow at a 7-8% investment interest rate once you factor in principle, interest, taxes, insurance, and a maintenance / capex reserve.

Hello, I am a new investor and I am looking to use a hard money loan to purchase my first rehab property.

I don't do a ton of flips but can be a good resource for lending as I've got loans w/ 8 or 9 different banks in Cola. 

Generally 25% minimum will be needed as a down payment and 6 month reserves of mortgage, property taxes and insurance and a minimum $100K loan amount. 

Most will say a LLC will, but I would leave it in my own name and just get insurance on it to protect you.
