Once the new tenant takes over, apply the deposit towards any unpaid rent or other legal charges, send the original tenant a refund of the remainder, and move on.I also recommend you strengthen your lease.

But that's above the level of the "consumer facing" employee of a bank or lender, and for some time now it's also not allowed (legally) to impact the paycheck of the consumer-facing loan originator (people are more likely to notice things impacting their personal paycheck, so if it has no impact on that, less likely to follow it in close detail).
