Adding a billboard on a NNN leased property

Reaching out to see if anyone can advise on the legality of adding a billboard on a property that I own but have a NNN lease with another company as a tenant. The billboard would be on a portion of the property that isn't being used but the tenants do have a lease on the whole property. Thanks in advance!
