Travelers is just denying claims right and left. 

Sub it out--and charge for it.It wasn't normal wear and tear, it was damage from table and chairs that left deep marks and had to have drywall fixed and then repainted, forgot to mention.

I think looking at care/maintenance costs and aligning those with your goals should bring this into focus for you. 

Since your attorney is the one left defending you in a lawsuit, take direction from them. 

They have high fees and a lot of restrictions that make purchasing real estate challenging if the funds are limited.For instance, if you open an SDIRA with $80,000 and buy a SFR for $65k plus $8k in closing costs, there's only $7k left in the SDIRA, plus the monthly cash flow from the rent payment less expenses.

My issue was I was working 80 hours a week at my job, 7 days a week, which left no time for real estate.

@Alejandro NavarroAdditionally, you can negotiate a cash for keys deal if they have a long time left on their lease.

From that perspective, you may want to inform the resident that a 3-year old really should never be left unsupervised outside and that your fence was for privacy, not to be used as a protective enclosure.
