It brings in about $2500 per year and over the last 4 years we've spent probably $1000 maintaining the machines and $800 to put in a new water heater that was 15 years old.

What you don't want to end up with are the last-resort college students as they'll usually be harsher on your unit, collecting rent will be troublesome, etc.  

Hello,We bought a duplex in October of last year.

We bought our first SFR last year (a 2-1,1930s craftsman style) and have had it rented to outstanding tenants for over a year.  

There has been a time push out, the realitor was asighed to me, I made a bid 20,000 less than asking, my question is there is a Credit on the closing cost, I have not questioned it yet, I'm thinking it is the reality lady foisting the repair costs at the last minute on to the closing, in the contract I signed this is the sellers responsibilitie , I have to make a discussion, should I question the financial woman on who , why and how much the credit is.
