It certainly seems like just a lack of planning and budgeting to me, but I might be way off. 

As we all know, going into more detail about this topic would be far longer than the few hundred words in a blog post, so the topic is necessarily general and lacking depth.

As for different avenues of the financial world, I'd agree that a lot of it would make sense to my head, though i lack any interest in it for now.   

I'm my case the due diligence of the banks title company was clearly lacking.

Together, we have a large amount of cash that we'd like to invest in rental properties, but I spoke with an adviser today who said that we may have trouble getting banks to give us loans, citing the age of my father and my lack of an income.

In your area it is not uncommon for older houses to not have AC, so I don't think people will be totally put off by the lack of it.  

My favorite character is Gob for his complete lack of self awareness.

@Joselyne Muszynskiwhat are the rental rates like in the area, if the ratio of rent/purchase price is poor that could explain the lack of investor interest?

Comparing IRA investments in real estate to after tax investments in real estate is comparing apples and oranges.If you can get 12% on notes, is that better than other things that you could invest the IRA into?  

With that being said, I have been able to solidify investor partners who have what I lack and need and both of us are looking to make money off of flips, buy and holds and such like.
