Hello,I had my home rented out for about a year and a half, the Tenant signed the lease agreement in may of 12, the lease reverts to month by month after 1 year is up.Anyway, she did not give me proper notice, the lease says 60 days by certified mail, she gave me less than 30 verbally.

I agree with Jon that if you are handy,know what you are doing and are looking at, have the time, and live close by then you might want to take a look first before paying a professional as a service call isn't cheap.You could also ask the tenant to take some pics of where it is leaking or a video with their phone etc. to see from afar what it appears to be and send to you in an e-mail etc.Create an e-mail account just for that property or your business and not give out your personal one.

I've had better ideas..I swear.I am here to learn about investing in general, as there are investment vehicles I am sure I don't even know of at this time, but wholesaling seems to be the most appealing as it would increase my negotiating, direct mail, and networking skills...all of which would help any future real estate investing plans.I look forward to learning from the community and helping others whenever my knowledge allows.

As for lead generation I think all the methods( there's a word I like better, method) for getting leads are great: bandit signs, a sign on your car, a sign at your work, business cards, direct mail, conversations with people who seen your sign, flyers, t-shirts with your logo, a handshake. 
Paul Crowson Tenant Refusing To Pay

My newest tenant in my rent house here in houston texas has paid the required 1st 100.00 of repair costs twice in past situations, but is now refusing to pay in this latest situation. its some electrical plugs that just quit working, and im sending the electrician even with her saying she isnt going to write the check for her part of the service call. there has been a plumbing service call also in the past that she just acted like she forgot, and i didnt press her then, but i dont want a trend to start here. i hope i have given yall enough info here to ask your opinion if you have had a similar experience and what did you do about it. she sent me a very long email quoting the contract we have, the standard texas tenant contract, attempting to reinterpret its wording, that it was a pre existing situation, but the plugs have been working fine for at least 6 months. im thinking i will mail her the bill by certified mail. what would you do?

My understanding is that you don't have to prove it, you just need to hand it to them OR post one on their door OR slip one under the door AND mail one first class postage to them.I still don't feel good about it.
