You should engage a CPA familiar with international taxation, especially since you seem to live abroad and are contemplating investing in foreign companies.Generally yes, a foreign corporation that holds and rents real property would be a PFIC...however a controlled foreign corporation (CFC) is statutorily excluded from being a PFIC and is subject to a different set of rules.

Those smaller cities won't be attractive for a foreign investor, mainly due to lack of easy international travel, but for other reading this thread, interested in upstate NY for long term, first and second ring burbs of those locales should expect to see some decent appreciation in the next 4-8 years.

In the purchase price range of $40K - $60K, we'd rather stick with condos, as the insurance is very low (even with the expense of the HOA) and maintenance is only internal

“Insurance is not covering mold related litigation.If someone falls through your stairs and the court finds you are at fault because of the nature of the structure or maintenance, your insurance will likely not cover you at all (this is an internal “threat” to your rental and other assets).
