Lets say you were to sign Non-Disclosure Agreement, and then disclose the confidential information which was shared with you. 

For example if i'm trying to build my buyers list and I call a RE agent to look into the MLS and find me recent cash sales on houses and provide me with that information, how does that benefit them?

If that goal Is best accomplished by sharing this piece of InformatIon, then they can.The National Association of REALTORS Code of Ethics is silent on the disclosure of highest offers specifically, but does say this:Standard of Practice 1-15REALTORS®, in response to inquiries from buyers or cooperating brokers shall, with the sellers’ approval, disclose the existence of offers on the property.

With the information you’ve given, I’m generalizing, but it’s usually a better position to be in to retain more of your own cash on hand.
